Why Pen9Pixels

The Income Exists.
Most Landowners Never See It.

Mandatory Biodiversity Net Gain — in force since February 2024 — has created legally mandated developer demand for off-site BNG units across England. Fewer than 500 registered supply sites exist against a structural need for 3,000 to 5,000. The income opportunity for English farmers is substantial and growing.

But accessing it requires a CIEEM-accredited habitat survey, DEFRA Metric 4.0 completion, a Natural England registration application, buyer identification, conservation covenant negotiation, and 30-year management planning. Most farmers and landowners don't know where to start — and can't absorb the upfront cost of finding out.

Pen9Pixels solves this by doing everything. We identify your land, quantify the opportunity, manage every application, and deliver the credit sale. You pay nothing until income arrives.

Whether you've found us or we find you — if your land has natural capital potential, we'd like to talk. Register your interest below and we'll come back to you with a preliminary assessment.

01

Outbound — we find your farm

We identify target farms using government data, satellite imagery, and ecological databases. We approach you with a preliminary assessment. No cold enquiry form, no upfront commitment.

02

All three BNG unit types

Area units, hedgerow units, and watercourse units — all assessed and registered on every eligible farm. Most operators focus on area units only. We capture the full picture.

03

15% only on completion

No retainers, no survey fees, no upfront charges. We bear all ecological survey and legal costs and recover them from our 15% commission when the BNG credit sale completes. You keep 85%.

The Market

A Structural Supply Shortage. Growing Every Year.

Mandatory BNG (February 2024) and its extension to National Infrastructure Projects (November 2026) have created sustained developer demand for off-site BNG units that far outstrips current supply. Pen9Pixels is building the supply side.

The Process

From Identification to Income. We Do It All.

Pen9Pixels manages the entire workflow. There is no farmer-facing portal. We identify your farm, run every application, and deliver the credit sale — you take no action until we bring you a result.

01

Outbound Identification

We identify target farms using DEFRA data, satellite imagery, and ecological mapping tools. We contact you with a preliminary desk assessment and a quantified income estimate. No site visit required at this stage. No commitment from you.

02

Heads of Terms & Full Assessment

You sign a simple Heads of Terms establishing our 15% performance fee and zero upfront cost. On signing, you grant Pen9Pixels agent access on your Rural Payments account. We immediately access your land parcels, existing scheme agreements, and SBI — and complete a full desk assessment the same day.

03

Habitat Survey & Applications

We commission a CIEEM-accredited ecologist to complete the Phase 1 Habitat Survey and DEFRA Metric 4.0. We submit Countryside Stewardship and SFI grant applications via Rural Payments agent access — including capital grants for habitat establishment works. Natural England BNG registration follows.

04

Credit Sale & 30-Year Income

We match your registered BNG units with a developer buyer. Legal conservation covenant executed. 30-year habitat management escrow funded from sale proceeds. Annual CS/SFI income continues throughout the covenant period — administered by Pen9Pixels as part of our ongoing service.

For Landowners

What Could Your Land Be Worth?

If you farm or own land in England — particularly former livestock farms, land with ponds, woodland, hedgerows, or watercourses — you may have significant BNG income potential. Most landowners are contacted by us before they've considered it. Here's what the process delivers.

£0

Zero Upfront Cost

We cover all ecological survey, legal, and regulatory costs. You pay nothing before a BNG credit sale completes. Habitat establishment is funded through CS capital grants — applied by us on your behalf.

85%

You Keep 85%

Our commission is 15% of all income generated — BNG credit sales, CS/SFI grants, and annual monitoring payments. You retain full land ownership and management control throughout the 30-year covenant.

🛡

Fully Managed

From initial desk assessment to annual NE condition monitoring. We manage every application, every submission, every buyer negotiation. You retain full land ownership throughout.

📋

Transparent Terms

Simple Heads of Terms signed before any survey is commissioned. One commission rate. No hidden charges. No land transfer. No management control surrendered.

🌱

Grants Stacked Automatically

We apply for CS Higher Tier and SFI grants via Rural Payments agent access at the same time as BNG registration — maximising annual income throughout the 30-year covenant period. Where woodland creation is in scope, we also assess eligibility for Woodland Carbon Code Pending Issuance Units.

Live Pilot Now Progressing

Pen9Pixels is progressing its first pilot farm in Kent — a former livestock farm with confirmed BNG Metric 4.0 results across all three unit types. BNG credit sale targeted March 2027. We are accepting expressions of interest from landowners across our four Tier 1 geographies: Kent, Hampshire & South Downs, Surrey & Home Counties, and Cotswolds & Oxfordshire.

Investing in Britain's Natural Capital Infrastructure

Pen9Pixels is building the end-to-end managed service for UK natural capital — outbound, performance-only, and structurally driven by mandatory regulation. Asset-light, commission-based, and growing with every farm enrolled.

Market Drivers

  • Mandatory BNG (Feb 2024) legally required for all new development in England — sustained structural demand for off-site units

  • BPS Removal (2027) £2.4bn in direct farm payments eliminated — 80,000 farmers need replacement income
  • SFI & CS expansion growing grant pool for environmental land management — recurring annual commission on every enrolled farm

The Business Model

  • Outbound managed service — Pen9Pixels identifies farms, manages every stage, charges 15% commission on completion only
